• Understanding the construction process is important when looking out for the owner's best interests. IFS brings to your project, experienced personnel who understand the processes involved.
  • IFS will work alongside the existing facilities staff to implement the project, relieving them of the day to day concerns related to managing designers, contractors and the regulatory process.
  • A critical part of any project or assignment is asking questions. Why are we doing the project? What are the goals? The experience of the IFS staff helps the owner to define the project and its goals.
  • Adding or retaining facilities staff to manage projects can be a cost burden to an owner. IFS works for the owner as a consultant and therefore all fees can be capitalized to the project and do not add expense to the "bottom line."
  • The unique skills and qualifications of the IFS staff bring a perspective to the project team that maintenance and operational costs must also be considered in decisions.
  • IFS positions itself solely as the owners representative.

 
The Sooner the better! The more IFS can get to know the owner and the owner's needs, the better we can help lead the owner and the project team through the process

 

 

  • Before the Project: This is the preference. We can get in and make a smooth transition to help the owner through the entire process, including putting together the design team.
 
  • During the Project: On occasion IFS has been brought in at the middle of a project. This usually means there are issues (e.g. cost overruns, or schedule delays.) Again, IFS will review documents to assure that a proper process is in place, make adjustments to the process and then sit with the owner and other team members and define a process to complete the project.
  • During the Design: IFS has often been hired after the architect and design team has been identified when the owner realizes the amount of work and time it will take to manage the project process. In this case, IFS will spend time with the architect and find out the project goals and program. If they are not clearly defined, this will be task one.
 
  • End of a Project: IFS has been hired by owners to help close out a project. This is often a confusing time for an owner as waivers of lien need to be handled, the building needs to be commissioned and documentation put in place for occupancy. At this stage, IFS will review documents with the architect and contractor and put together the items needed by the owner for ongoing facility operation and maintenance. IFS will also work with state and local agencies for occupancy permits.

As shown by the figure on the left, IFS is able to influence cost and monitor contingency spending at every level of construction. By allowing IFS to manage the project from the beginning, maximum effort can be dedicated to ensuring the project is completed on time and on budget.
